Thank you for choosing Lammas Harrison Property Management LTD as your preferred letting agent. These Terms of Business outline the agreement between Lammas Harrison Property Management LTD and the landlord(s)/property owner(s) engaging our services.
Our fees for the services provided are outlined in our Fee Schedule, which will be provided to you upon request or as part of our initial consultation. Fees are subject to VAT where applicable.
We will market your property through various channels to attract potential tenants. This may include online platforms, print media, and signage. You will be consulted on the marketing strategy, and any additional costs incurred will be agreed upon in advance.
We conduct thorough background checks on potential tenants, including credit checks, employment verification, and previous landlord references, to ensure the suitability of prospective tenants.
Lammas Harrison Property Management LTD ensures that all legal requirements related to letting properties in the UK are met. This includes compliance with relevant legislation such as the Housing Act, the Landlord and Tenant Act, and any other applicable laws or regulations.
We will prepare the tenancy agreement in accordance with legal requirements and industry best practices. The terms of the tenancy agreement will be discussed with you beforehand, and any specific requirements will be incorporated as necessary.
We will collect and manage deposits and rent payments on your behalf. Deposits will be registered with an approved tenancy deposit protection scheme in compliance with legal requirements.
Regular property inspections will be conducted to ensure that the property is being well-maintained by the tenant(s). You will receive reports following each inspection, detailing any issues or concerns identified.
We will coordinate any necessary maintenance or repairs to the property as required. You will be consulted before any significant maintenance work is undertaken, and we will provide you with quotes from reputable contractors where necessary.
At the end of the tenancy, we will manage the check-out process, including conducting a final inspection of the property and handling the return of the deposit in accordance with legal requirements.
Either party may terminate this agreement by providing written notice in accordance with the terms outlined herein.
This agreement shall be governed by and construed in accordance with the laws of England and Wales.
These Terms of Business may be amended from time to time with the mutual agreement of both parties.
Both parties agree to maintain the confidentiality of any sensitive information shared during the course of this agreement.

Our fee for the Tenant Find Service will be £0 (plus VAT where applicable).
This fee covers marketing and advertising of the property, tenant vetting and referencing, preparation of the tenancy agreement, and collection of the first month's rent and deposit.
Our fee for the Full Management Service is equivalent to 8% of the agreed monthly rental income (plus VAT where applicable).
This fee covers all services included in the Tenant Find Service, as well as ongoing property management, rent collection, regular property inspections, maintenance coordination, and end of tenancy services.
Should the tenant(s) wish to renew their tenancy agreement for a further term, no additional fee will be payable apart from % of the agreed monthly rental income (plus VAT where applicable).
An inventory check fee may apply at the commencement and end of each tenancy. The cost varies depending on the size and condition of the property. Please contact us for a quote.
Any additional services requested by the landlord(s) that fall outside the scope of our standard services will be charged at an hourly rate of £0 (plus VAT where applicable). This includes but is not limited to arranging maintenance work, attending court proceedings, and dealing with insurance claims.
A fee of £0 will be charged for registering the tenant's deposit with an approved tenancy deposit protection scheme, in compliance with legal requirements.
In the event of a property being vacant, our fee for managing the property during this period is £10 per week (plus VAT where applicable). This fee covers regular property inspections and maintenance checks.
If this agreement is terminated by the landlord(s) before the expiration of the initial term, a cancellation fee equivalent to 50% of the remaining annual management fee will apply.
Any other charges or expenses incurred on behalf of the landlord(s) will be communicated and agreed upon in advance.
